Important Notice: Changes to Identity Verification and Listing Requirements
Effective Immediately
STS Short Term Service (STS) is updating its terms regarding identity verification and property listings. Please review the new requirements below to ensure your account and listings remain compliant.
1. Direct Listing Package (Exemption from Full Verification)
Advertisers, hosts, owners, property managers, and real estate agents who already have their property listed on another Short-Term Accommodation (STA) platform (such as Airbnb or Stayz) may list directly with STS.
• Requirement: You must provide a direct link to the exact same property listing on the alternative platform. Therefore, Onus of Identity check is between You the advertiser and the linked platform e.g Airbnb, etc.
• Process: Simply GO to Menu – MY Account -if you are listing your property. select from dropdown Register & Buy Free advertising Option/Start Free then Select from Four Ad packages (other than the “Free Access Guest, Rent or Buyer” package). then select Get Started – follow Register Your username, email and Payment details includes Free Ad Packages, log in to Your My Account You can then list directly using the advertising package allocated to your specific circumstances. – Remember The Requirements as above for OTA member listing/Advertisements.
Important For Non-Linked Online Travel Agent Advertisements/listings.
2. Mandatory Verification for All Other Listings
If you do not provide a direct link to an active, identical listing on another major STA platform, strict identity and legal verification are required.
Before any rental, lease, wanted, or for sale offer is published, the advertiser must prove:
• Personal Identity: Government-issued identification of the Advertiser, Host, Owner, Property Manager, or Real Estate Agent.
• Legal Right to List: Documented proof of your legal right to advertise the property.
• Property Authenticity: Proof that the advertised property is a genuine address and matches the provided description.
3. Guest and Tenant Verification Responsibility
• Advertiser Duty: Advertisers are solely responsible for verifying the personal identity of all guests, tenants, or renters who book or occupy their advertised properties.

STS Short Term Service is not liable or responsible for verifying the identity, credentials, or legal rights of:
• Owners, property managers, co-hosts, or real estate agents.
• Buyers, guests, tenants, or renters.
All parties engage, list, and book entirely at their own risk.

If you… Have an active Airbnb/Stayz listing/ or similar Online Travel Agent, (OTA) Then you must provide…A direct link to that exact listing + select your allocated ad package.
If You… Do NOT have an external listing link. You need to provide Government ID + Proof of legal right to list + Proof of genuine address. See Important Notice Further down this page.
If You… Are securing a guest or tenant. Then You (the advertiser) must independently verify their identity.

1. Mandatory Identity and Right-to-Advertise Verification.
To maintain the highest standards of safety, trust, and transparency on our platform, STS Short Term Service is introducing mandatory verification requirements. All advertisers — including property owners, hosts, property managers, co-host’s and licensed real estate agents—must provide verified proof of: Personal Identity: Government-issued photo identification.
Legal Right to Advertise: Official documentation proving your legal right to list the property for rent, lease, sale, or wanted offers (e.g., land titles, council rates, management agreements, or authority to sell/lease).
Accuracy of Listing: Proof that the advertised property exists at the genuine address and matches the description provided in the listing.
2. Host and Advertiser Responsibility for Guest/Tenant Screening.
As an advertiser on STS Short Term Service, you retain full operational control over your listings. Consequently, advertisers bear sole responsibility for verifying the personal identity of all guests, tenants, or buyers who interact with or secure a property through your advertisement.
You must establish your own vetting and identity check procedures to ensure the safety and legitimacy of your transactions.
3. Limitation of Liability and Disclaimer.
Important Legal Notice: STS Short Term Service is an Australian registered business. STS operates strictly as an advertising platform and venue.
STS Short Term Service is not liable or responsible for verifying, checking, or auditing the identity, credentials, or legal rights of: Owners, property managers, real estate agents, or co-hosts. Buyers, guests, tenants, or renters. While we enforce these documentation requirements at the account level to deter fraudulent activity, the ultimate verification of transacting parties and the accuracy of property descriptions remains the independent responsibility of the users involved.

Please log into your account dashboard and visit the Verification Tab to upload your required documentation. Failure to comply with these requirements may result in the immediate removal of your listings and the suspension of your advertising account without a refund.
